Home inspectors are looking for things that are not apparent to the normal person because either we could not view the deficiency or we lack the technical experience to know that something is not working as designed or nearing the end of it’s intended lifespan.
Home inspectors will provide you with a lot of information on the house which will be beneficial for you understanding what maintenance items will be needed. We will really want to focus on the larger items such as the 1. Roof 2. Windows 3. Structure & Systems 4. HVAC. Home inspectors provide a written report of their findings and this report should be kept by the homeowner as acts as an “owner’s manual” for you home. For example, this report will have pictures and locations of the water shut off valves, show manufacturer dates and sizes of the HVAC system and provide you with maintenance tips that should be followed moving forward.
The home inspection can act as documentation on how the home should be delivered on day of close as well as be used for negotiating a seller credit in the case of an unexpected big ticket replacement item being discovered.
