COVID-19 will pass; however, it’s changed the way a seller’s agent should do business. I have incorporated these needs into a 4 step home buying process that is focused on:
- Identifying your needs and confirming interests to be used in home sale negotiations
- Providing a “game plan” along with the needed resources to prepare your home for sale
- Aggressively marketing your home to active buyers
- Negotiating the best possible price and terms for your home
- Removing contingencies that afford avenues of exit without penalty to the buyer while in contract
As a seller’s agent, my job is to work for you. To accomplish these goals, I have a variety of tools to help me market your home.
Professional Floorplans
Our photography and staging strategies allow potential buyers to “walk” through your home, virtually envisioning themselves living there. Buyers have told us they will eliminate a home that meets 95% of their needs if they can not envision themselves there and see how the floorplan would meet their lifestyle.
Therefore, our team expertly drafts a floorplan to show potential layout and traffic flow to allow potential buyers to envision daily life in the home. This accentuates your home’s best features, drives traffic, and can generate multiple offers.
Mega Open Houses
Generating exposure and driving traffic to your listing begins before the day of the open house. Open houses are a way for realtors to generate leads for themselves, meeting future sellers, instead of generating buyers for your home.
Our multi-channel approach puts your home first. Using multi-channel advertising, including direct contact, appointment capture advertising, print and email campaigns, and curbside call capture, we are able to draw real buyers into the neighborhood 48 hours prior to the open house. Drawing buyers into the neighborhood, and allowing them to see themselves pulling into your driveway to call it “home” creates tangible benefits to sellers to sell their homes faster.
Maximized Coming Soon Campaign
Homes similar to yours often try to compete and undercut your listing. They do this by listing a day after you list your home, and price it just below yours, creating a bidding war, and lowering the offers you receive.
Our “coming soon campaign” eliminates this by creating a landing page for your property that can retarget viewers to maximize the traffic for your home when your home goes “live” on the MLS system. The MLS system and Zillow do not allow a retargeting ability to market to potential buyers. We work for you as a seller’s agent to bring you the highest and best offer.
Social Media
As a seller’s agent our goal is to use social media in a focused, strategic approach. We have the knowledge and make a consistent effort to reach buyers. We target real buyers and use re-targeting campaigns to continue to market to them until your property closes.
Although social media helps us keep in touch with past clients, our primary goal is to allow it to serve you as your seller’s agent and market your property effectively.
Custom Signage
We know some properties don’t sell with a one-size-fits-all approach. Therefore, pre-construction, land sales, historical parcels, or other unique properties demand custom signage. We have the resources to produce and install custom signage quickly to get your property on the market.
HD & Professional Photography
Over 95% of buyers view properties online initially. Professional photography paints your home in the best light. As a seller’s agent, we don’t rely on images captured by smart phones. We create professional photography in HD (high-definition) to show the best features of your listing.
We are committed to presenting your home in a professional manner every step of the way, and high-quality images are important when buyers shop online first.
Cinematic Videos
Virtual tours are on the rise. Potential buyers want to see the home while social distancing, and sellers want to eliminate unnecessary traffic in their home. Yet, it’s necessary to see a home to determine whether a buyer wants to submit an offer.
An interactive video allows buyers and sellers to have their needs met while practicing COVID-19 best practices. Rather than videography, used by most realtors, I have implemented the latest technology to provide an interactive home tour.
Home Staging
Staged homes allow buyers to envision themselves living in the home, and thus have a shorter time on the market. If you are looking to get your home under contract quickly, staging can help you do that. Whether we declutter, reposition existing furniture, or stage an empty home with furniture, home staging can help get your home sold faster and minimize disruption to your schedule. Vibrant Print Marketing
We use a myriad of print marketing pieces to get your home sold quickly. Marketing collateral could include an open house flyer, direct mail pieces, brochures, Infographic or other print marketing. High quality printing in combination with professional images, floorplans, neighborhood data, and property information can get your home under contract quickly.
Twilight Photography
Using twilight photography projects the warmth of the home and highlights its architectural features.
Many realtors avoid using twilight photography because it requires more time and money to be invested to list the property.
However, we know it’s worth the effort to get potential buyers to stop scrolling and look at your listing. As a seller’s agent, our goal is to attract potential buyers; twilight photography can do that.
